Why they needed it
Buyers were searching somewhere else.
A mountain home is often a second home, so many buyers search from out of state and after work. If the team's own site can't show every listing, those buyers search on a portal, and the portal sells the inquiry to whichever agent pays for it.
What we built
- Live search of every Summit County listing from the MLS, with a map, alongside the team's own listings
- A search bar that takes a plain-English request (“3 bedrooms in Frisco under $2M”) and turns it into filters
- An assistant on every page that answers questions about the team, the towns and how buying and selling works here
- A guide for each of the eight towns they sell in, and a home-value request for sellers
- Every showing request, question and valuation going to the team's Themis inbox with where the visitor came from
How it makes Gambino Luxury Living more money
Buyers stay on the team's site instead of a portal.
Every listing in the county is searchable here, so a buyer has no reason to leave. The inquiry goes to the team, not to a portal's paying agent.
Questions get answered at 11 p.m.
The assistant answers the out-of-state buyer's questions about HOAs, towns and timing when they ask them, then hands the conversation to the team with the details already collected.
Sellers ask what their home is worth.
The valuation request is a listing appointment in waiting. It goes straight to Themis with an instant reply, so the team calls back first.

Every lead in Themis carries the page and the source that brought it, so the team can see which towns, listings and campaigns are producing showings.
